Corey is an Electrical Engineering graduate from Carleton University in Ottawa, Canada, where he achieved high distinction and was named to the Dean's Honour Role. Following graduation, Corey embarked on a 5-month backpacking trip through Southeast Asia before commencing his first paying job with Nortel Networks.
In 2001, Corey purchased his first property, a side-by-side duplex in Ottawa's Hintonburg neighbourhood. Alongside a friend, Corey gutted and renovated both sides of the duplex, replacing knob and tube electrical, plumbing, flooring, kitchen cabinetry, drywall, tiling, insulation, vapour barrier, and more. He later severed the duplex, requiring an understanding of zoning regulations and negotiation skills with neighbouring property owners.
While continuing to work full time in technology, Corey refinanced his first property to purchase his second property, an underperforming triplex in downtown Ottawa in 2004-2005. He undertook a process of improving the property, which involved removing non-paying tenants, screening and managing new tenants, and dealing with property issues such as plumbing problems and rodent infestations. Eventually, Corey was approached by a land developer who was assembling a parcel of land that included his triplex, and he negotiated a sale.
In 2008, Corey and his partner Sima purchased two more properties in Ottawa, a sixplex and a triplex. The sixplex was downtrodden and initially deemed unfinanceable by banks due to vacancies and long-term tenants without rent increases. Corey and Sima offered creative financing solutions and negotiated a Vendor Take Back (VTB) mortgage with the seller. They immediately hired a contracting crew to work on the property and renovated each of the six units, including updating wiring, individual electric HW tanks, roof replacement, and more. Once they purchased both of these properties, they hired a professional property manager to maintain and fill their properties with quality tenants.
In 2010, Corey and Sima renovated their family home in Ottawa, including a complete main floor gut, a small extension, the removal of structural walls, redesigning and renovating the basement, adding another bathroom to the upstairs, landscaping, a new roof, and more. They learned to work with high quality, professional contractors, interior designers, and architects, and when they sold the property in 2018, it sold for the highest historical sale price in their neighbourhood for similar homes at that time.
In 2018, Corey and Sima moved to Toronto and purchased a plot of land containing a small, dilapidated bungalow. They designed their dream home with a strong focus on energy efficiency and the environment, which included solar panels, a super-tight building envelope, energy-efficient windows, hydronic in-floor radiant heating throughout, fans in all bedrooms, and functioning skylights at the top of a central open staircase to create a chimney effect in summer.
In September 2022, after finally moving into their dream home, Corey left his tech career and became a full-time real estate investor, achieving his Lifestyle Freedom Day in the process.
Corey's strengths include careful, realistic planning, fast problem-solving, a mathematical and technical background, budgeting, a hands-on approach, and a strong sense of urgency. He is data-driven, motivated, has a positive attitude, strong communication skills, and takes a team-based approach to all deals he negotiates.
Through private lending opportunities, property acquisition/development, and investing in new land development opportunities, Corey continues to grow his own real estate portfolio while funding projects for other investors.
